Senior Property Manager

My client, a boutique property management company located in Manhattan, is urgently seeking a professional, mature, and experienced Senior Property manager to join their growing team. Their ideal candidate will have a minimum of 10 years of property management experience, with a minimum of 6 years of condo/coop management experience, this should include total building management from building financials, to leading board meetings, working on large-scale projects both exterior and interior and be comfortable managing supers, assistant PM’s and a portfolio of at least 8 buildings (ranging from 10 to 125 units)

The company manages various properties across 4 boroughs, which range from small 10-unit condo complexes to larger 125-unit Coops and luxury rental buildings with buildings of varying sizes in between which are primarily condo complexes and coops. Essential Skills & Experience

  • A minimum of 10 years of previous experience as a property manager is essential
  • Minimum of 6 years previous experience managing condos and coops in NYC in essential
  • Strong knowledge of NYC violations, and local law 11 is necessary.
  • Previous experience holding, leading and managing board meetings and boards at the executive level is essential.
  • Minimum of 5 years previous experience working on large-scale exterior projects under local law 11.
  • Strong knowledge of NYC property law and regulations.
  • Excellent leadership skills, with strong motivation to lead a team to success.
  • Ability to work independently and as part of a cross-functioning team
  • Entrepreneurial in spirit, willing to bring fresh, out-of-the-box ideas to the table.
  • Strong problem-solving skills.
  • A positive, can-do attitude, with the ability to drive and lead boards and homeowners associations.
  • Previous experience in building finance management, financial reporting, financial forensics and investigation.

Duties & Role

  • Take over and manage a portfolio of between 8-12 buildings of various sizes, ranging from 10 units to 125 units, across 4 boroughs of New York, be able to hit the ground running and review the building’s current position and devise a plan of action to reach the building/boards goals for each building.
  • Analyse and report back on building financials, managing finances for up-and-coming or required works and projects as needed.
  • Liaise with the board, schedule, notarise and lead board meetings, and steer boards in directions to make the right choice for the buildings.
  • Oversee large-scale projects, manage both the project and project staff involved, and keep boards and stakeholders up to date on progress.
  • Provide support, guidance, and management to assistant PM’s, assistant project managers, and project managers.
  • Oversee building violations and work closely with assistant PM’s and the compliance department to ensure that they are resolved in timely manners.
  • Gain feedback from boards and building managers, along with supers on upcoming projects, completed work, overall building management and finances and make any changes where needed.
  • Brainstorm creative ideas with the team to rectify issues or situations that require a non-standard or creative touch.

This role is a perfect fit for a Property manager who is ready to take on a more senior role and is confident in thinking outside the box and working in a fast-paced, entrepreneurial environment. You must have a proactive approach to work and be able to handle tight deadlines to succeed in this role. Whilst the company does not manage huge buildings with hundreds of units, they do provide super high-quality, personalized services to their clients.
